The Killarney Modern

Three storeys on a 50-foot lot, designed for a young family who'd outgrown their first inner-city infill. The brief: a bigger kitchen, a primary suite that actually feels separate, and a basement that doesn't feel like a basement. We took the kitchen long — a fifteen-foot island anchors the main floor — and turned the rear into a folding glass wall onto a sunken garden. The primary suite occupies its own quarter of the second floor, with a separate stair to a coffee station above. Downstairs, raised ceilings and a walk-out tier let the basement breathe. A NewLook signature throughout: quarter-sawn white oak floors, brushed brass hardware, and the kind of millwork that's invisible until you notice every piece is integrated.
