How we build
From first call to first night, in six steps.
Custom building shouldn't feel like a leap of faith. Here's exactly what the next twelve to eighteen months will look like.
How we build
Six steps from first call to first night.
- 01
Listen
We start with your land, your budget, and the way you actually live. Long conversations beat showroom pressure.
- 02
Design
Drafted with our architects and your input. Fixed-fee design phase — you own the drawings either way.
- 03
Cost
Real numbers, line by line. We open the books so there's nothing to argue about later.
- 04
Permit
We handle the City of Calgary, ANHWP enrollment, utilities, and every box that needs ticking before a shovel moves.
- 05
Build
On-site every day. Weekly client walkthroughs. Photos in your inbox if you can't make it.
- 06
Hand over
Walkthrough, deficiency list, keys. Then a 1-2-5-10 warranty and a phone number you can use whenever.
FAQ
Process questions
- From signed design contract to keys-in-hand, plan on twelve to eighteen months. Roughly four months in design and permitting, eight to twelve months in construction, depending on size and weather.
- Fixed-fee design phase up front. After approved drawings, we open the books — you see every trade quote and supplier price. The construction contract is a guaranteed maximum price (GMP), so you know your ceiling before we break ground.
- Most builds finish without any. We design hard up front so the construction phase is execution, not iteration. When changes do come up, we price them in writing within five business days — never as a verbal handshake that becomes a surprise on the final invoice.
